Mid-floor unit of Double Cove Grandview was sold for $10.58 million
Flat G, middle floor, Double Cove Grandview, Ma On Shan changed hands for $10.58 million or $18,759 per square foot. The flat has a saleable area of 564 square feet, two-room and a storage room layout. The original owner has held the property for six years, and made a book profit of $1.95 million.
The shop vacancy rate in the core area dropped to 10.9%
According to the agent, a total of 842 vacant shops were recorded in the four core areas of Causeway Bay, Central, Tsim Sha Tsui and Mong Kok, from Jul-Aug 2021, a slight decrease of 43 shops from the beginning of 2021. The vacancy rate was 10.9%, which was lower than 11.5% at the beginning of 2021. The vacancy rate in Yuen Long has also fallen to 4.5%, compared with the 5.7% at the beginning of 2021.
Kai Bo sold a giant shop on Sai Wan Ho Street at $122 million
The even number shop with cockloft on the G/F of Lee Kee Building, Nos. 129-133 Sai Wan Ho Street, held by Mr Lam from Kai Bo Food Supermarket, was sold to $122 million or $14,524 per square foot. The 8,400-sq-ft shop has been leased by a supermarket.
Lease of shop on Granville Road decreases by 30%
Part of the G/F and 1/F of the Grandmark, Tsim Sha Tsui, are leased to a Malaysian restaurant. The total area of 5,000 square feet, of which 1/F accounts for 2,500 square feet. The monthly rent amounted to $450,000 or $60 per square foot. The rent is higher than the previous rent of a chain cosmetics shop, which was at $648,000, down by 30.6%.
