In May, overall residential market activity slowed slightly, with total registrations falling to 7,138, a 3% m-o-m decline. This suggests a brief consolidation phase after earlier strength, rather than a sharp change in market direction.

Primary market transactions edged down to 2,410, also 3% lower m-o-m. The modest drop reflects fewer new project launches and more cautious buyer behaviour, as purchasers take longer to compare projects and evaluate pricing before making decisions. Hong Kong Monthly Digest – March 2026

In March, total residential property registrations softened to 6,316, reflecting a 5% m-o-m decline. In the primary market, transaction volume fell more sharply to 1,443 deals, down 44% m-o-m, as developers adopted a more selective launch strategy and buyers turned more cautious after earlier surges in activity.

Total residential property registrations eased to 5,669 cases in January from 5,883 in December. In the primary market, 1,542 transactions were recorded, an 11% m-o-m drop, as developers paced out new launches and sales activity cooled from previous highs. More attractive pricing continued to draw interest from genuine end-users and investment buyers, suggesting that underlying demand remains intact despite the short-term pullback in volumes.

The primary market recorded 1,739 transactions, marking a 5% m-o-m decline, largely reflecting a temporary moderation in new project launches and a normalization in transaction momentum following earlier periods of stronger sales activity. Despite the softer monthly performance, developers continued to attract buyer interest through selective launches and competitive pricing strategies, underpinning demand from both end-users and investors amid a gradually improving market environment.
